| How do I Rent to an HCV Participant? |
HCV participants have the responsibility of finding their own units, so most of the time, they will come to you.
Many landlords list their
vacancies directly with HOC by completing and submitting the Unit Vacancy form.
If
advertising in the newspaper, you may include the phrase "will
accept Section 8". Our families look for those listings.

prefer, you may call the Landlord Hotline at (301) 962-5463. Be
prepared to discuss the details of your property, including the location
(address and unit number), number of bedrooms, the amount of rent and
security deposit, and who pays for the utilities.

What
do I do if a Voucher Holder is Interested in My Unit? |

Always screen your tenants carefully,
whether they are Housing Choice Voucher participants or not. You
should ask about their payment history for rent and utilities, their
housekeeping and maintenance skills, any drug-related criminal
activity or other criminal activity, and prior compliance with other
essential conditions of tenancy.

Complete a Request for Lease Approval
form, provided by the tenant. When the tenant submits the form to
our office, along with your proposed lease, an HOC inspector will
contact you to schedule an inspection of your unit.

Unit will be inspected to ensure that it
meets HUD Housing and Quality
Standards (HQS). Any needed repairs and the rent amount will
be discussed with you by the inspector.

After the unit passes inspection and the rent has
been approved, the landlord and tenant enter into a lease.
The landlord and HOC sign a Housing Assistance Payment (HAP)
Contract through which the rent is assisted on behalf of the tenant.
Monthly payments will be sent out the first of every month. The
tenant portion of the rent and the security deposit (if any) will be
paid directly to you by the tenant.
Don't forget - your unit should be licensed with Montgomery County
as a rental property.
